An Overview of Playa Vista

Once the site of Hughes Aircraft Company, Playa Vista is located in Los Angeles' Silicon beach neighborhood and was developed as one of six communities in the country selected by President Clinton as National Pilot Projects of the Partnership for Advancing Technology in Housing (PATH).

One of the most technologically advanced communities ever planned, it is fully connected via telecommunications and broadband capabilities and serves as a model for green development. The area features a mix of luxury and affordable housing, office and commercial space, including many high-end tech offices, along with an array of parks, recreational amenities and the Ballona Wetlands wildlife preserve. Its latest development is Runway at Playa Vista, a large-scale, mixed-use lifestyle center on the site of the old Hughes Airport runway.

The mixed-use urban community is now welcoming tech employees. Playa Vista first unveiled residential units in 2002. Today, about 5,900 of a planned 6,046 residential units are completed. At nearby office complex The Campus, 5,500 employees work for companies like YouTube, Yahoo, IMAX and more. Once Google and other companies move in, that number is expected to jump to 10,000 employees, all seeking homes nearby.

History

The first new master-planned community to be established in West Los Angeles in more than 50 years, Playa Vista is bound by Lincoln Boulevard to the west, the 90 Freeway to the north, Loyola Marymount University to the south, and the 405 Freeway to the east. Situated about a mile from the ocean, Playa Vista is nestled below the bluffs of Westchester, adjacent to the newly restored Ballona Freshwater Marsh and within easy reach of Santa Monica, Venice, Century City and LAX.

Described by the Los Angeles Times as “L.A.’s Urban Model,” Playa Vista balances critically needed housing, office space, neighborhood shopping, parks, and habitat protection on Los Angeles’ Westside. Today nearly 4,000 people live and work at Playa Vista in a vibrant planned community containing condominiums, million-dollar homes, apartments, shops, jogging trails, parking and a thriving wetland area.

Playa Vista Master Plan / Phase I:

Selected in 1998 as one of six communities nationwide to be a National Pilot Project of the Partnership for Advancing Technology in Housing (PATH), Playa Vista is one of the most technologically advanced communities ever planned, and fully connected via telecommunications and broadband capabilities. Playa Vista also enjoys an extensive network of parks, greenways, beach-connected bike paths and recreational amenities. The community offers a superior quality of life as well as a rapidly growing business environment.  Playa Vista is the first community in the United States to be awarded the Environmental Protection Agency’s Energy Star prior to construction because of its trend-setting Sustainable Design Guidelines. The immediate access to employment and lifestyle amenities truly creates a place to live, work, shop, and play that is within easy reach of Santa Monica, Venice, Century City, LAX, and the South Bay. Playa Vista is comprised of the following:

Open Space: Including the parks and fields in the development phases, over 70% of the land in Playa Vista has been dedicated as open space. Most of the open space is comprised of the restored Ballona Wetlands, Riparian Corridor, and Westchester Bluffs. Within West Los Angeles, only Will Rogers State Park in the Santa Monica Mountains near Pacific Palisades rivals Playa Vista in terms of outdoor recreational alternatives for its residents.

Phase I—Residential: The initial phase of Playa Vista began in 2001 as a mix of affordable, market rate and luxury housing, commercial space, open spaces and recreational amenities, all set next to the restored wetlands and wildlife preserve. The community includes over 3,000 completed homes, townhomes, condominiums, and apartments surrounding Concert Park. In addition, Phase I includes Waters Edge, the Shops at Concert Park, a public library and a fire station.

Phase II:

The Village—Residential: Construction is underway on the Village at Playa Vista, which will include 2,800 residential units, 50,000 square feet of office space and 40,000 square feet of community-serving space, and Runway at Playa Vista.

Runway at Playa Vista: The much anticipated Village Town Center mixed-use project, Runway Playa Vista, consists of 220,000 square feet of neighborhood “lifestyle” retail, 400 residential units, and 35,000 square feet of office space on 13.5 acres in the heart of the Village. Runway Playa Vista opened in 2015 and is anchored by Whole Foods, Cinemark Theatres, CVS, and “chef-driven” restaurants and shops. Designed by Johnson Fain architects, Runway features canopies at its entry points and will include small gathering area set around fountains and fire pits.

Commercial: The Commercial Area includes Phase II at Horizon at Playa Vista (completed 2010), Phase 1 at Campus at Playa Vista (completed 2009), the new LA Clippers Training Facility, 11 historic buildings totaling approximately 575,000 square feet, and entitlements for an additional 1.1 million square feet of commercial space.
